Deposit, mortgages and affordability
If you’re already thinking about buying a house the chances are you’re already on your way to saving for a deposit. It’s worth speaking to a mortgage advisor sooner rather than later to get an understanding of what you can borrow, what your payments will be, and what happens when interest rates go up or down.
Mortgage valuations and surveys
Most lenders will carry out a mortgage valuation, to confirm that they are happy to lend money against the property, and that you are paying the market rate for the property. Some of these mortgage companies allow you to upgrade your valuation to a survey, to assess the condition and structure of the building. You should take advice from a professional on this, and it’s always helpful if you or a friend/family members knows a builder who can give you a quotation on any works that may be needed in the near future.
Solicitors (sometimes called conveyancers)
You will need a solicitor to carry out the due diligence on the property, they carry out ‘searches’, these are obtained from the local council and other organisations to find out information about the property you’re purchasing and the local area. The list is endless, but it could include things such as any development in the area, any issues with the ‘property title’ and restrictions, and any information on the planning history on the property. Be mindful when choosing a solicitor as some (often more niche) mortgage lenders do have a ‘panel’ of solicitor and you will only be able to choose a solicitor from the panel.
