Service Levels

We have tailored our services to meet the needs of our landlords, and are pleased to offer two levels of service; Introduction Only and Fully Managed. The service that you choose will depend on your personal requirements and preference. Our Introduction Only service is ideal for landlords with experience of managing their own properties and legislative requirements. Our Fully Managed service is favoured by landlords looking to take the work out of owning their investment properties.

Scale of Fees and Charges

Please see below a summary of our fees and charges to landlords on both our Introduction Only and Fully Managed service. Fees quoted below are inclusive of VAT.

Set up Fee (No Let No Fee) 
Agree the market rent and find a tenant in accordance with the landlord guidelines, advise on refurbishment, provide guidance on compliance with statutory provisions and letting consents, carry out accompanied viewings (as appropriate), market the property and advertise on Rightmove and other relevant portals, erect board outside property in accordance with Town and Country planning Act 1990No Let No Fee
Tenant Find Only 
Market appraisal, full marketing, full referencing (where applicable), drafting and signing of contracts, collect and remit initial months’ rent received, agree collection of any shortfall and payment method, provide tenant with method of payment, deduct any pre-tenancy invoices.£600 (inc VAT) – subject to property valuation
Fully Managed 
All of the above plus registration of deposits with the TDS, rent collection, check in/out appointments, inspections, full access to maintenance service, allocated property managers, handling of deposit disputes, serving appropriate legal notices, re-advertising of property.

Renewal Fee (landlords share)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement£50 (inc VAT)
Rent Review Fee
Review rent in accordance with current prevailing market condition and advise the landlord, negotiate with tenant, direct tenant to make payment change as appropriate, update the tenancy agreement, serve Section 13 Notice if tenancy is on a rolling monthly basis£50 (inc VAT)
Additional Property Visits
To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visits£40 (inc VAT)
HMO Applications
Processing applications, assessment of the property, liaising with the local authority£300 (inc VAT)
Arbitration Fee
Charged in the event of a deposit dispute negotiation£90 (inc VAT)
Court Attendance£125 (inc VAT) per hour
Fee in case of early termination of managed service10% of six months’ rent (inc VAT)
HMO Applications
Processing applications, assessment of the property, liaising with the local authority£300 (inc VAT)
Arrangement Fee for works/refurbishment
Arranging access and assessing costs with contractor, ensuring work has been carried out in accordance with the specification of works15% of net costs (inc VAT)
Submission of non-resident landlords receipts to HMRC
To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC£40 quarterly (inc VAT)

Referral Fee – We may also receive commissions from: Contractors, Insurance companies, Referencing companies, Utility providers and others. These commissions will not be included in the contractor invoice and can be up to 20% (inc VAT) of the total invoice.

CLIENT MONEY PROTECTION (CMP).
INDEPENDENT REDRESS PROVIDED BY THE PRS.
