Landlord fees

Setup Fee

Fee for Introduction Only- 75% of first month’s rent (90% inc. VAT)

Fee for Full Management Service- 50% of first month’s rent (60% inc. VAT)

  • Agree the market rent and find a tenant in accordance with the landlord guidelines
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate)
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and Country planning Act 1990
  • Advise on non-resident tax status and HMRC (if relevant)
Management of property

Fee for Full Management Service- 10% of month’s rent (12% inc. VAT)

  • Ensure compliance of property and organise engineers as necessary
  • Arrange required maintenance as necessary (no commission added – landlord only pays for the required works and is provided with invoices from contractors)
  • Deposit registration and dispute negotiation included for every tenancy
  • Collection of rent from tenants and chasing any arrears
  • Six to twelve month property inspections
  • Arranging of check out and inventory between tenancies
Deposit Registration Fee – £60 (inc VAT)

Fee for Introduction Only- £100 (inc. VAT)

Fee for Full Management Service- Included in management package

  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy
Renewal Fee (landlords share) – £250 (inc VAT)

  • Contract negotiation, amending and updating terms and arranging a further tenancy and agreement

Fee for Full Management Service- Included in management package

  • Charged in the event of a deposit dispute negotiation

Court Attendance

Fee for Introduction Only- N/A

Fee for Full Management Service- 12% (inc. VAT) of three months rent

CLIENT MONEY PROTECTION (CMP) PROVIDED BY ARLA. INDEPENDENT REDRESS PROVIDED BY THE PROPERTY OMBUDSMAN (TPO).
