The Propertymark Scheme is a government backed, accreditation scheme for lettings and property managing agents. This helps to offer peace of mind to both tenants and landlords, by assuring them they are dealing with a regulated firm, who is held accountable to ensure we have the following in place:
We consider it crucial that landlords and tenants can feel confident in their letting agent, and as members of the Propertymark scheme must ensure that your money is protected, by taking out Client Money Protection. Having the Client Money Protection allows us to display the Propertymark logo in our office.
All agents are required to register with an Estate Agent Redress Scheme, which provides an independent and unbiased resolution of customer complaints.
The Property Ombudsman (TPO) is one such approved scheme. To be allowed to advertise membership of TPO and display the logo on documentation and in branch, an agent must follow the guidelines set forth in the Code of Practice for Residential Estate Agents.
Nicholas Humphreys is happy to voluntarily subscribe to The Property Ombudsman Code of Practice, to make sure that we can provide a great level of service and protection to both our landlords and tenants.
By law tenants’ have to have their deposits registered in a regulated deposit protection scheme and at Nicholas Humphreys, Northampton, we use the Tenancy Deposit Scheme for our Fully Managed Landlords.
As one of our Fully Managed Landlords at the end of the tenancy we will complete a check out of the property, using a pictorial inventory. If there are any claims against the deposit for damages etc., we can then advise you and the tenants of these and deduct them from the deposit. However, if there are any disputes, the TDS can independently mediate these to a resolution.
