When buying an investment property, there are a few things to be mindful of over and above buying your own home.

We would suggest that you speak to an experienced accountant about the pro’s and con’s of both of these, they should be able to understand your financial situation,  long-term plan and needs and give you some guidance.

If you’re buying with a mortgage it’s important to speak to an experienced mortgage broker who understands the buy to let market, particularly if you’re buying an HMO. Sometimes the rates can vary depending on whether it’s in a personal name or a limited company.

It’s important to use an experienced solicitor with experience in the investment market. There are a number of things that the solicitor will be able to advise you on, such as a planning classes and checking that the tenancy agreement, paperwork and compliance certificates are all in hand.

You may wish to upgrade your standard mortgage valuation, or instruct an independent surveyor to assess the condition of the property. You may find this useful particularly if the property has been modified. You should seek advice from a professional before making your decision.
