Additional Fees
Arbitration Fee – £120 (inc VAT)
- Charged in the event of a deposit dispute negotiation
Additional property visits – £60 (inc VAT) – non-managed properties only
- To attend for move-in of tenants or check-out of tenants
- To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit
Inventory Fee – £150 (inc VAT) for 3 beds and under or £250 (inc VAT) for 4 beds+
- Depends on number of bedrooms and/or the size of property and outbuildings
Submission of non-resident landlords receipts to HMRC – £50 quarterly (inc VAT)
- To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC
Arrangement Fee for works/refurbishment – 18% of net costs (inc VAT)
- Arranging access and assessing costs with contractor
- Ensuring work has been carried out in accordance with the specification of works
Investment Property Finders Fee – 1.2% Net property cost (inc VAT)
- Search for potential investment properties in Durham
- Attend viewings and feedback to investor
- Negotiate on investors behalf
- Liaise with solicitors of both parties
Rent Review Fee – £60 (inc VAT)
- Review rent in accordance with current prevailing market condition and advise the landlord
- Negotiate with tenant
- Direct tenant to make payment change as appropriate
- Update the tenancy agreement
- Serve Section 13 Notice if tenancy is on a rolling monthly basis
Renewal Fee (Landlords Share) – £120 (inc VAT)
- Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
Fee in case of early termination of Fully Managed Service – 14.4% of six months’ rent (inc VAT)
Referral Fees
- We may receive commissions from: Contractors, Insurance companies, Referencing companies, Utility providers and others. These commissions will not be included in the contractor invoice and can be up to 20% (inc VAT) of the total invoice.
Court Attendance – £36 per hour (inc VAT)
CLIENT MONEY PROTECTION (CMP) PROVIDED BY ARLA.
INDEPENDENT REDRESS PROVIDED BY THE PROPERTY OMBUDSMAN (TPO).
